Informational appraisal
- is a low-cost instrument that gives you the benefits, certification, and assurances of any residential appraisal
- is based on the information you provide about your property
- is a restricted use appraisal that can only be used by you; this is because you are providing the information for the appraisal, therefore a 3rd party cannot rely on the outcome of this information.
General purpose appraisal
- is as complex as an appraisal for mortgage purposes

Appraisal process
Step 1. Order the appraisal
After you've identified the type of appraisal that best suits your need you must order the appraisal. You can order the appraisal online, or by contacting us.
Step 2. Schedule the inspection
Once you have ordered the appraisal, you will be contacted by one of our expert residential appraisers. They will be your main point of contact throughout the process. Based on your timeline and the availability of our appraisers we will agree on the best time for both parties. If you have chosen an Informational Appraisal, a physical inspection of the property will not be necessary.
Step 3. Your property is inspected
The property inspection is a painless process that you do not need to prepare for. Our appraisers are trained to look at the Real Estate property, not your personal property! The property inspection may consist of either an exterior inspection (that does not require your presence), or an exterior and interior inspection (that requires an adult to be present). In the event of an interior inspection, the appraiser will walk into every room and take pictures of those rooms, and they will measure them as well. What you can do to help is to provide the appraiser with a list of all the improvements and modifications performed to the property so that they can be included in the report.
Step 4. We create your appraisal report
All the pertinent data that was collected during the inspection and from you will end up in the appraisal report. The appraiser performs an analysis on the data in order to come up with an opinion of value that is also conveyed in the report. This process takes a bit of time as the average appraisal contains around 300 data points that are considered by the appraiser.
Step 5. Your appraisal report is delivered
Based on your choice of format and delivery of the appraisal when you ordered the report, once the appraisal report has been completed, it will be delivered to you. The electronically delivered report (via email, fax, or download link) will get to you the fastest while a physical copy will be subject to the timeframes of the shipping company.
